Prince William County, VA Real Estate Market Statistics for July 2007

This month we had a decrease in Active listings from 6537 in June to 6491 in July while new listings also fell from 1772 to 1639. The number of properties Under Contract actually made a modest improvement from 318 last month to 367 this month while the number of Contingent properties dropped slightly from 198 last month to 154 in July. The Actual List Price average for homes Sold rose from $402,031 in June to $427,372 in July. The Days on Market average for homes sold limped forward by 3 days from 106 in June to 109 this month while the number of housing units Sold fell dramatically from 511 last month to 407 in July.

We used to live in Manassas!  We lived in Calvary Run on Zimbro Avenue.  That was about 3 years before I got into real estate.  We come back every now and again, and marvel at how the roads have changed!   We purchased when the market was okay, got really good w/i 2 years, we sold and then the bottom dropped out.  Looks like things have improved! Yeah, Manassas has definately changed over the years. It's funny because I remember when people thought of it as a simple little country town...now, it's a thriving community that boasts plenty of shopping, great restaurants, entertainment, and park areas where you can "get away from it all". Sounds like you sold at a great time. It's a Buyer's market now...lots of great deals out there for Investors who don't mind a three to five year ROI.
