Looks like a nice TH for less than $100K. Is there a college near by? Military? Are there a lot of seniors in your market?

Hi Suzi,

The closest college we have to this property is Northern Virginia Community College, which is about 4 1/2 miles west. Most of the militiary that we do have here in the area have positions in Washington DC, Ft. Belvoir, Quantico Marine Corps Base, or the Pentagon. The seniors, well those that can still afford it, live in 55+ communities. One of the biggest problems facing seniors today is the price of adult care. Some facilities charge in excess of $6k-$8.5k per month depending on housing needs per person. I have one client right now who has an 85 year old father that is currently in an adult facility and he is planning to move out west and take his dad with him. He'll buy a large enough home with a main level bedroom where he'll move his father into...just to save the exhorbinant amount is paying now monthly.

It's almost sad to think that...we all might be better off down the road as we get up in years if we are able to buy just one house now and use that in our later years to fund our adult housing needs.
